Even if you are buying a new, never-been-lived-in home, you will still want to hire a Home Inspector.
In our company, if you decide you don’t want an inspection, you will sign a paper acknowledging that our office has advised you to have such an inspection and you chose not to do so.
That’s how important it is.
No inspection is 100% accurate but you would be amazed at just how much they do find….and they give you a written report with pictures and recommendations.

As a Seller, it’s also important that the Inspector be independent, not the Buyer’s nephew or cousin.
I personally don’t see any advantage in requesting an Inspector to furnish you with a “sample inspection report.” Having pictures of the issues with the home is, however, very helpful.
